On behalf of our client, Heartwood Forestland Fund V, LP and Heartwood Fund V Side Fund, LP, LandVest is pleased to announce Project Razorback, 157,660± acres of distinct Southern hardwood and pine timberlands located in Mississippi, Arkansas and Louisiana. The portfolio is comprised of the legacy Anderson-Tully timberlands (ATCO) as well as the Fordyce timberlands (previously Plum Creek). The properties are being offered for sale in three individual sale units:

  • ATCO North (MS/AR) - 55,960± acres
  • ATCO South (MS/AR/LA) - 75,882± acres
  • Fordyce (AR) - 25,818± acres

Project Razorback is a unique opportunity to acquire a large portfolio (or sale unit) of professionally managed natural timberland. This particular region is known for its thriving southern hardwood markets, regarded as the best in the South. The current owner has allowed the timber resource to accumulate significant quantities of high-value hardwood species through thoughtful forestry and conservative timber harvesting practices. There is an active recreational lease program in place associated with the trophy deer, duck and turkey hunting, a known highlight of the Mississippi Delta. These properties have been sustainably managed and offer an incredible opportunity for the natural capital investor.
